Most buildings do not have an energy problem they can see. They have a performance problem they cannot see, which shows up on the electricity bill. Fans and pumps run harder than necessary because they are fighting throttled dampers and valves. Chillers run outside their efficient envelope because flow and approach temperatures were never verified. Set points drift over years of small operational decisions. None of this appears on a drawing.
We start by measuring what the plant is actually doing: chilled water flow and delta-T, condenser water conditions, approach temperatures, pump and fan power against duty, and air-side static pressures. From those readings we calculate real operating efficiency rather than quoting nameplate figures, and we identify which components are consuming energy without contributing cooling.
Low delta-T syndrome caused by oversized or fully open control valves. Pumps running at fixed speed against a variable load. Simultaneous heating and cooling in reheat systems. Chillers sequenced by hours-run rather than by efficiency at part load. Air systems throttled at the terminal while the fan is still commanded to full speed. Each has a different correction, and the correction only holds if the baseline is documented.
Adjustments are made in a defined order — distribution first, then control strategy, then equipment sequencing — because correcting a chiller sequence on top of an unbalanced distribution system produces a result that will not repeat. After the work, the plant is re-measured under comparable conditions so the change can be shown, not claimed.
Where a client needs figures for an internal business case, we report measured before-and-after values for the specific system tested. We do not publish generic savings percentages, because the honest answer depends entirely on the starting condition of the plant.
